Living in Southern Highlands: What Buyers Should Know

Southern Highlands has 398 homes for sale right now, and the median asking price is $574,950. That one number hides a very wide market, so we want to walk through how it breaks down before you start touring.

The market at a glance

Prices here run from $193,000 to $18,999,000, which is about as broad a spread as you will find in a single Las Vegas area. The median price per square foot is $256, and a typical listing has been on the market 59 days. A 59 day typical time on market tells us buyers here are generally not rushed into a decision the day a home lists. That gives you room to compare several homes and ask questions, though we would still never advise waiting on one you are serious about.

Home types and what each costs

Most of what is for sale is detached. Here is the split:

• Single Family Residence: 371 homes for sale, median $599,900
• Townhouse: 24 homes for sale, median $420,000
• Condominium: 3 homes for sale, median $195,000

With only 3 condominiums and 24 townhouses listed, attached options are limited at the moment. If a lower price point is your priority, those are the places to look first, but expect a short list to choose from.

What your budget gets you

Prices are easier to understand with real addresses, so here are several current listings across the range.

Under $500,000

At $350,000, 66 Peachtree Hill Avenue is a 3 bed, 3 bath home with 1,550 square feet. Moving up, 3533 Via Lucca Avenue at $479,990 offers 4 beds, 3 baths and 1,795 square feet, and 9852 Giant Steps Court at $480,000 has 4 beds, 4 baths and 2,644 square feet. Comparing those last two shows how much the square footage and price can shift for nearly the same budget.

Upper range

At $825,000, 4109 Orchard Run Avenue is a 3 bed, 3 bath home with 2,917 square feet. 5686 San Florentine Avenue is listed at $1,175,000 with 3 beds, 3 baths and 3,073 square feet. At the top of what we are showing here, 15 Bel Air Greens Circle is $2,099,999 for 4 beds, 4 baths and 3,904 square feet.

Notice that price does not simply track size. Within the same area, the same number of bedrooms can sit at very different prices, so we always look at price per square foot alongside the headline number. The area median of $256 per square foot is a useful yardstick for judging any listing.

Where the listings are concentrated

Southern Highlands is made up of many separate subdivisions and parcels, and inventory is not spread evenly. These are the ones with the most homes for sale right now:

• Highlands Ranch has 42 homes for sale, the most of any area we track here.
• Royal Highlands at Southern Highlands has 20.
• Dean Martin Frias Single Family Residential Phase1 has 11.
• Foothills at Southern Highlands also has 11.
• Resort Villas at Southern Highlands has 10.
• Highlands Ranch -Phase 2 has 8.
• Parcel 315 at Southern Highlands has 8.
• Southern Highlands Parcel 420 has 7.

A subdivision with more listings gives you more to compare directly, which helps when you are judging whether an ask is reasonable. A smaller one may have just a handful of choices, so it pays to watch it over several weeks.

How we suggest approaching a search

Start by deciding on home type, since the gap between the $599,900 single family median and the $420,000 townhouse median is large. Then pick two or three subdivisions and compare listings by price per square foot, not just by price. Finally, check how long each home has been listed against the 59 day typical figure. A home well past that mark may have room for conversation, and a newer listing may not.
