Spring Mountain Ranch has 23 homes for sale inside Centennial Hills. Here is how prices compare, what specific listings cost, and what to check before you offer.

Spring Mountain Ranch has 23 homes for sale this morning, more than any other named community in Centennial Hills, so you have real choice here. Choice also means you need a way to sort it, and that is what this post is for.

Start with the wider Centennial Hills picture

We find it easiest to judge a single community against the area around it. Right now there are 1,354 homes on the market across Centennial Hills homes for sale. The median asking price is $515,000, the median price per square foot is $249, and a typical listing has been on the market 60 days. Asking prices run from $145,000 to $11,000,000, so the median tells you far more than the range does.

Spring Mountain Ranch sits inside that area. When you look at its listings, hold them up against those three numbers: $515,000, $249 per square foot and 60 days.

How Spring Mountain Ranch compares for choice

With 23 listings, Spring Mountain Ranch leads the named communities in Centennial Hills. The next closest are Astoria at Town Center-North with 21 and Los Prados Phase 1 with 15. After those come Custom, Lone Mountain Condos and Los Prados-Phase 2 with 14 each, and Capella at Sunstone and Lynbrook with 13 each.

More listings means more chances to compare similar homes side by side, which is useful when you are deciding whether an asking price is reasonable.

What a price gets you right now

These are current listings in the 89143 area, and I am giving only the facts from the listing data. I have not walked these homes for this post, so treat them as a starting point for your own search.

Around $425,000 to $520,000

8029 Dancing Springs Street is listed at $424,900 for 3 bed, 3 bath and 1,764 square feet. 8900 Crooked Shell Avenue is $450,000 for 4 bed, 3 bath and 2,127 square feet. 9052 Black Elk Avenue is $510,000 for 4 bed, 3 bath and 1,965 square feet. 9712 Running Rabbit Street is $519,900 for 4 bed, 3 bath and 2,773 square feet.

Comparing Crooked Shell and Black Elk is a good exercise. Both are 4 bed, 3 bath, but Crooked Shell has more square footage and a lower price. Running Rabbit adds more space again for a modest step up.

Around $590,000 and above

9037 Wolf Dancer Avenue is $589,000 for 4 bed, 3 bath and 3,046 square feet. 8725 Butterchurn Avenue is $589,999 for 4 bed, 2 bath and 2,306 square feet. Those two are priced almost the same, yet one offers 740 more square feet and an extra bath. That gap is exactly why per square foot figures matter.

Further up, 8908 Sheep Ranch Court is $810,000 for 5 bed, 4 bath and 3,050 square feet, and 8813 Tierra Hope Court is $1,000,000 for 9 bed, 6,087 square feet and 5 baths.

Home type changes the price more than anything

Across Centennial Hills, the type of home moves the median more than almost any other factor:

  • Single Family Residence: 1,178 for sale, median $554,985
  • Townhouse: 96 for sale, median $360,000
  • Condominium: 79 for sale, median $264,000

Single family homes make up the large majority of listings. If your budget is closer to the townhouse or condominium medians, you may need to widen your search beyond one community, and every Las Vegas community is worth a look as a comparison.

Checks to make before you offer

First, work out the price per square foot of any home you like and compare it with the Centennial Hills median of $249. A higher figure is not automatically a problem, but you should be able to explain why.

Second, look at how long the home has been listed. A typical listing here has been on the market 60 days, so a home well past that may have room to negotiate, and a newer one may not.

Third, ask for the details a listing does not give you: age of the roof and air conditioning, the HOA fees and rules, and what the inspection finds. Those shape your real monthly cost more than the sticker price does.
