A look at what eight current listings in and around Winterwood Village cost, set against Las Vegas medians, so you can see where your budget lands.

If you are searching homes for sale in Winterwood Village, the first thing to know is that the listings we are watching run from $125,000 to $324,900, well below the $400,000 median asking price across Las Vegas. Here is how we read that gap.

Start With the Citywide Picture

Any neighbourhood search makes more sense once you know the backdrop. Right now there are 4,104 homes for sale in Las Vegas, and a typical listing has been on the market 59 days. The median price per square foot is $236. Prices across the city run from $72,000 to $7,140,000, so the range is enormous, and a single community sits somewhere inside it.

If you want to widen your view at any point, our page of Las Vegas homes for sale shows everything on the market, and the full search of all Las Vegas homes for sale lets you filter further.

What the Property Type Medians Tell You

Price depends heavily on the type of home. These are the current Las Vegas medians:

  • Single Family Residence: 2,714 for sale, median $474,990
  • Condominium: 673 for sale, median $199,000
  • Townhouse: 506 for sale, median $299,900
  • Manufactured Home: 124 for sale, median $249,999
  • Multi Family: 82 for sale, median $650,000

Several of the Winterwood Village area listings we are tracking are priced under the single family median of $474,990, and some sit near or below the townhouse and manufactured home medians. That is useful context when you are deciding how much to spend.

What Your Budget Gets You in the Winterwood Village Area

We have eight current listings in the 89142 area to compare. Here is how they line up, using only the beds, baths, square footage and price from the listing data.

Under $200,000

At 2815 Everglade Street at $125,000, you get 2 bed, 2 bath and 1,152 square feet. Stepping up slightly, 2884 Green Tree Avenue at $184,900 is 3 bed, 2 bath and 910 square feet. The first costs less per square foot on paper, while the second adds a bedroom in a smaller footprint. Those are trade-offs worth walking through in person.

$200,000 to $300,000

This is where most of the choices cluster. 2781 Acadia Court at $229,000 offers 3 bed, 2 bath and 1,056 square feet. Two Everglade Street listings, 5495 Everglade Street and 5556 Everglade Street, are each $229,900 with 3 bed, 2 bath and 1,440 square feet. Compare those to Acadia Court and the extra square footage for $900 more is easy to see.

Moving up, 5431 Tahoe Drive at $279,999 is 4 bed, 2 bath and 1,782 square feet, and 5502 Tahoe Drive at $297,000 is 3 bed, 2 bath and 1,404 square feet. Both land below the $299,900 townhouse median for Las Vegas.

Above $300,000

The largest of the group is 5621 Tahoe Drive at $324,900, with 4 bed, 3 bath and 2,048 square feet. It is still well under the citywide median asking price of $400,000.

How to Compare Price Per Square Foot

The Las Vegas median is $236 per square foot, and you can work out the same figure for any listing by dividing the price by the square footage. We suggest doing that for every home you shortlist, then asking what the number does not capture, such as lot, condition and age. We have not seen these homes in person for this article, so a showing is the only way to judge those details.

Other Communities Worth Comparing

Many buyers look at several communities before settling. By number of listings, Sun City Las Vegas leads with 103 homes for sale. Vistana Condo has 28, Sierra Sunrise has 26, and Mountain Creek has 23. Paradise Palms has 22 and Meridian at Hughes Center has 20. Manufactured home communities such as Desert Inn Mobile Estate 2 have 23, and Desert Inn Mobile Estate 3 has 22. To see the full list, browse every Las Vegas community.

How We Would Approach a Purchase Here

First, decide whether bedroom count or square footage matters more, because the listings above show the two do not always move together. Second, set a ceiling and test it against the 59 day typical time on market, which suggests many homes are not selling overnight. Third, tour two or three in a single day so the differences are fresh. If you tell us your budget, we will send you a short list from the current listings and check each one against the figures in this post.
