What Homes Are Worth in Regency Right Now
October 9, 2026 · 4 min read · Teresa A. Soldo

A look at current Regency pricing in Las Vegas, with real listings and what each price range actually buys in this part of the valley.
If you have been watching listings come and go in Regency, you have probably noticed prices here sit well above what you see in a lot of other Las Vegas zip codes. That is not a guess. Looking at what is active in the 89148 area right now, the homes carrying the Regency name are mostly priced from the mid six figures into seven figures, and the floor plans, lot sizes and finish levels explain why.
Where Regency Sits in the Las Vegas Market
Across all of Las Vegas homes for sale, the median asking price right now is $400,000, with 4,120 homes on the market ranging from $72,000 up to $7,140,000. Regency does not sit anywhere near that lower end. The listings we track here start closer to the top third of that range, which tells you this is a community built around larger single-family product rather than entry-level condos or townhomes.
For comparison, Single Family Residence listings across the whole city carry a median of $474,750 out of 2,727 active homes. Regency's current listings run above that figure too, which is consistent with what we see on the ground: bigger square footage, more recent construction in parts of the community, and lot configurations that command a premium over the citywide single-family median.
What You Will Actually Find on the Market Today
Right now there are four Regency-area listings worth looking at closely if you want a feel for pricing by size and layout:
- 6677 Regency Stone Way, listed at $710,000, 2 bedrooms, 2 bathrooms, 1,637 square feet.
- 9926 Regency Canyon Way, listed at $899,000, 2 bedrooms, 2 bathrooms, 1,758 square feet.
- 6706 Desert Crimson Street, listed at $969,000, 2 bedrooms, 2 bathrooms, 1,803 square feet.
- 6881 Wood Clover Court, listed at $1,150,000, 3 bedrooms, 2 bathrooms, 2,030 square feet.
At the top of what is currently listed, 6709 Titanium Crest Street is asking $1,199,888 for 3 bedrooms, 4 bathrooms and 2,654 square feet, the largest floor plan among the current Regency-area inventory. Moving from $710,000 to just under $1.2 million, you are mostly paying for additional square footage and an extra bathroom or two rather than a change in neighborhood. The jump from 1,637 square feet to 2,654 square feet roughly tracks the jump in price, which is a useful way to think about value here: more room, more bath count, more money, in a fairly predictable line.
How This Compares to Other Property Types Citywide
It helps to see Regency pricing against the other property types active across Las Vegas today. Condominiums citywide have a median of $199,000 across 671 listings, Townhouses sit at $299,999 across 516 listings, Manufactured Homes come in at $249,999 across 122 listings, and Multi Family properties carry a median of $652,950 across 78 listings. Regency's current listings, all single-family style product, land above every one of those medians. If your budget is closer to those lower figures, Regency is probably not your target community, but it is worth knowing what else is on the table. A 3 bedroom, 2 bath home at 5235 Sir James Way is listed at $254,999 for 1,764 square feet, and a 4 bedroom, 2 bath home at 253 Sir Phillip Street is listed at $259,500 for 1,632 square feet, both in the 89110 zip code and both much closer to the citywide median.
Days on Market and What It Means for Negotiating
A typical Las Vegas listing has been on the market 59 days before it sells or gets pulled. That figure applies across the entire city, every property type and every price band combined, so it is the only benchmark we have for pacing. Higher priced, lower inventory pockets like Regency can move differently than that average, since there are simply fewer comparable homes to draw a conclusion from. When you are working with a smaller pool of similar listings, each one that sells, sits, or gets a price cut tells you more about the immediate market than it would in a larger, high volume area.
Looking Beyond Regency
If Regency's current price points push past your comfort zone, or you simply want to compare what a similar budget buys elsewhere in the valley, it is worth scanning every Las Vegas community rather than just one. Communities like Sun City Las Vegas, which has 103 homes for sale right now, or Paradise Palms, with 23 active listings, give you a much larger pool to shop from at different price points. Condo buyers specifically might want to look at Vistana Condo, currently showing 29 listings, while manufactured home shoppers often start with Desert Inn Mobile Estate 2 or Desert Inn Mobile Estate 3, which have 23 and 22 listings respectively today.
Other pockets worth a look depending on what you are after include Sierra Sunrise, with 26 homes for sale, Mountain Creek, with 21, and Decatur Villas, with 20. None of these are substitutes for Regency itself, they simply sit at different price points and property types, which is exactly why it helps to compare before narrowing in. And if you want the full, unfiltered picture, browsing all Las Vegas homes for sale will show you how Regency's pricing stacks up against literally everything else active in the valley this morning.
What This Means If You Are Pricing a Purchase
Put simply, Regency is a single-family dominated pocket where current listings run from $710,000 to $1,199,888, well above both the citywide median of $400,000 and the single-family specific median of $474,750. If you are budgeting for this community, plan around that higher band rather than the citywide figures, and use square footage as your main lever for comparing one listing to the next. We are happy to walk through what is currently active here and how it lines up against your specific budget and must-haves.
Questions about Las Vegas
What is the median home price in Regency, Las Vegas?
Regency does not have its own separate published median in our current data, but the active listings we track in this part of 89148 range from $710,000 to $1,199,888. That is well above the citywide Las Vegas median of $400,000 and the single-family specific median of $474,750, reflecting the larger, higher-end homes that make up current Regency inventory.
Is Regency more expensive than the rest of Las Vegas?
Based on current listings, yes. Citywide, the median asking price is $400,000 across 4,120 homes, and even the Single Family Residence median of $474,750 falls below every Regency-area listing we currently show, which start at $710,000.
How much square footage do you get for the price in Regency?
Right now, $710,000 gets you 1,637 square feet at 6677 Regency Stone Way, while $1,199,888 gets you 2,654 square feet at 6709 Titanium Crest Street. The pricing moves fairly closely with square footage across the current listings, so more space generally means a proportionally higher price.
How long do homes in this price range typically sit on the market?
The citywide average across all Las Vegas property types is 59 days on market. We do not have a Regency-specific figure, but with fewer comparable listings in this higher price band, timing can vary more than it would in a larger, higher volume segment of the market.
What if my budget is below Regency's current price range?
If you are working with a budget closer to the citywide median of $400,000, or below, it is worth looking at other communities and property types. Condominiums citywide carry a median of $199,000, Townhouses sit at $299,999, and Manufactured Homes come in at $249,999, all considerably below current Regency-area single-family pricing.
