A precise, current breakdown of what your budget buys across eight Las Vegas area communities, from Aliante's $228 per square foot to MacDonald Ranch's $1,150,000 median.

Start With the Number, Not the Neighborhood Name

Every buyer who calls me starts by naming a neighborhood. I usually ask them to flip that around and start with a monthly payment or a cash number instead, because in Las Vegas the same budget can put you in very different square footage depending on where you look. Right now, across all Las Vegas homes for sale, price per square foot ranges from $228 in Aliante to $357 in MacDonald Ranch. That is not a small spread. It means the neighborhood name matters less than what it does to your purchasing power.

Under $500,000: Aliante, Henderson and Centennial Hills

If your budget tops out around $450,000 to $500,000, three areas are worth a serious look. Aliante homes for sale carry a median price of $447,750 at $228 per square foot, the lowest cost per square foot on our list right now, with 513 homes currently on the market. Henderson homes for sale sit at a median of $499,999 and $258 per square foot, with 1,447 homes to choose from, the largest inventory of any area here. Centennial Hills homes for sale land in between at a median of $529,999 and $251 per square foot, with 1,375 homes listed.

At this budget level you can find real variety in size and condition. For example, 1921 Manhattan Drive in Las Vegas is listed at $419,900 for 5 beds, 3 baths and 2,012 square feet, and 3440 Trilogy Drive is priced at $360,000 for 3 beds, 2 baths and 1,160 square feet. Further down, 1742 Franklin Chase Terrace in Henderson is on the market at $355,000 for 3 beds, 2 baths and 1,418 square feet, and 3226 Opera Drive is listed at $315,000 for 3 beds, 3 baths and 1,290 square feet. These show how much the price per square foot swings even within a single price band.

$500,000 to $650,000: Summerlin, Anthem and Southern Highlands

Move up to the $500,000 to $650,000 range and you open the door to Summerlin homes for sale, where the median is $618,841 at $313 per square foot across 1,553 active listings, the biggest inventory of any community on our list. Anthem homes for sale run a median of $565,000 at $280 per square foot with 624 homes on the market, and Southern Highlands homes for sale sit close behind at a median of $573,000 and $261 per square foot, with 389 homes listed.

A home like 5625 Canoe Ridge Court, listed at $609,000 for 4 beds, 4 baths and 2,771 square feet, gives a sense of what this budget buys in terms of layout and space. Compare that to a smaller, lower priced option like 3226 Opera Drive at $315,000, and you can see how square footage per dollar shifts as you move up through these price tiers.

Green Valley Ranch as a Middle Point

For buyers weighing Henderson against Summerlin, Green Valley Ranch homes for sale often land in the conversation too. The median there is $495,000 at $268 per square foot, with 457 homes currently listed, a smaller pool than Henderson overall but priced close to it. It is worth cross-shopping if you like the idea of Henderson pricing without limiting yourself to a single subdivision within it.

$650,000 and Up: MacDonald Ranch and Larger Homes Elsewhere

At the higher end, MacDonald Ranch homes for sale carry a median price of $1,150,000 and $357 per square foot, the highest cost per square foot on this list, across 256 active listings. That pricing shows up in individual homes too. 9155 Cimarron River Court in Las Vegas is listed at $1,150,000 for 4 beds, 3 baths and 3,164 square feet, and 4 Strada Caruso in Henderson is priced at $1,200,000 for 4 beds, 3 baths and 2,569 square feet. Both sit right around the MacDonald Ranch median, even though neither is located inside that specific community, which tells you that price point exists in more than one pocket of the valley.

What a Smaller Budget Looks Like

On the opposite end, 1909 Mountain Hills Court in Las Vegas is listed at $237,000 for 2 beds, 2 baths and 1,008 square feet. It is a useful reference point for what a smaller footprint costs when your budget is well under the medians we have covered so far.

How to Narrow It Down

When a number alone does not settle it, I usually walk buyers through a short list of questions:

  • Do you want the lowest price per square foot available, which right now points to Aliante at $228 or Centennial Hills at $251?
  • Do you want the largest pool of active listings to choose from, which right now means Summerlin at 1,553 homes or Henderson at 1,447?
  • Is a specific price ceiling more important than square footage, or the reverse?
  • Would you consider a neighboring community with similar pricing, the way Green Valley Ranch and Henderson often overlap?

Answering those in order usually narrows eight communities down to two or three worth touring.

Every Budget Has a Place to Start

None of these numbers are fixed for long. Inventory moves week to week, and medians shift as homes sell and new ones list. That is exactly why I pull these figures fresh from the MLS rather than relying on averages from months ago. If you want to see the full range of what is active right now, browse every Las Vegas community we track, or tell me your number and I will point you to the streets where it goes furthest today.
