What's Happening With Las Vegas Homes Right Now
September 5, 2026 · 4 min read · Teresa A. Soldo

A precise, local look at what's for sale across Las Vegas right now, with real prices, price-per-square-foot figures and active listings buyers can actually tour.
Where the inventory actually is this morning
Pull up the live MLS feed today and you will see more choice across the Las Vegas valley than most buyers expect. Summerlin alone has 1,553 homes for sale, Henderson has 1,447, and Centennial Hills is close behind at 1,376. That is a lot of front doors to choose from, and it is the reason we keep telling buyers this is a market where you can actually take your time to compare, not just grab the first thing that hits the portal.
Smaller pockets tell a different story. MacDonald Ranch has 256 homes on the market right now, Southern Highlands has 389, and Aliante has 513. Fewer listings does not mean fewer options, it just means the search has to be more targeted, which is exactly what we do for buyers looking at those areas.
What your dollar buys in each area
Price per square foot is the number that tells you the most about what you are actually paying for, separate from the size of the house. Right now Aliante is the most affordable on a per-foot basis at $228, with a median price of $447,750. Centennial Hills runs $251 per square foot with a $529,999 median, and Southern Highlands sits at $261 per square foot with a $573,000 median. Henderson and Green Valley Ranch land close together, $258 and $268 per square foot respectively, with medians of $499,999 and $495,000.
At the other end, Summerlin runs $313 per square foot with a $618,841 median, Anthem is $280 per square foot at a $565,000 median, and MacDonald Ranch is the priciest of the group at $357 per square foot and a $1,150,000 median. None of these numbers move much house to house, but they shift the conversation about which community fits a given budget before we even start touring.
What buy-friendly looks like on the ground
"Buy-friendly" isn't a slogan, it shows up in the actual price tags on active listings. A few examples from this morning's inventory:
- 5336 Hollow Brook Avenue, $370,000, 4 bed, 3 bath, 1,426 square feet.
- 3624 Twinbreeze Way, $465,000, 4 bed, 3 bath, 1,928 square feet.
- 5241 Caspian Springs Drive, $190,000, 3 bed, 2 bath, 1,190 square feet.
- 2750 Durango Drive, $165,000, 1 bed, 1 bath, 672 square feet.
- 849 Hedge Way, $185,000, 2 bed, 2 bath, 1,022 square feet.
That range, from $165,000 up through $465,000, shows how wide the entry points are right now across all Las Vegas homes for sale. If your budget sits closer to the middle of the market, 7270 Elessar Avenue at $775,888 gets you 4 bedrooms, 3 baths and 2,720 square feet, and 43 Autumn Palm Avenue in Henderson at $819,000 gets you 4 bedrooms, 4 baths and 2,656 square feet. Same city, very different price points depending on size and location.
Comparing the master-planned communities
A lot of our buyer conversations start with a specific community name, so it helps to line them up side by side. Summerlin homes for sale lead the valley in volume with 1,553 active listings and the highest median of the group we track, $618,841. Henderson homes for sale offer a broader price range across 1,447 listings with a $499,999 median. Within Henderson, Green Valley Ranch homes for sale and MacDonald Ranch homes for sale sit at opposite ends, 457 listings at a $495,000 median in Green Valley Ranch versus 256 listings at a $1,150,000 median in MacDonald Ranch.
Further south, Anthem homes for sale number 624 with a $565,000 median, and Southern Highlands homes for sale have 389 listings at a $573,000 median. On the north side, Centennial Hills homes for sale total 1,376 with a $529,999 median, and Aliante homes for sale round out the list with 513 listings and the lowest median on this whole roster, $447,750.
How we use these numbers with buyers
None of these figures mean much in isolation. What matters is matching them against what you actually want to spend and how much space you need. A buyer comparing Aliante's $228 per square foot against Southern Highlands' $261 per square foot is really asking a size and location question dressed up as a price question. We walk through that math with every buyer before we ever schedule a showing, because it saves everyone time once we are standing in a living room.
If you are still deciding which part of the valley to focus on, browsing every Las Vegas community we track side by side is a good place to start. From there we narrow it down to a list of active properties that actually fit your number, not a number we picked for you.
What this means if you are ready to move
With inventory this available across Summerlin, Henderson and Centennial Hills in particular, buyers have room to negotiate that has not always been there in recent years. Smaller-inventory areas like MacDonald Ranch and Southern Highlands still move, but with fewer choices on the shelf at any given time. Either way, the fastest way to know what is realistic for your budget is to look at what is listed today, not what sold six months ago. That is exactly what the numbers above reflect, pulled from this morning's feed, and it is where we start every buyer conversation.
